{"id":22033,"date":"2011-10-27T00:00:00","date_gmt":"2011-10-27T00:00:00","guid":{"rendered":""},"modified":"2011-10-27T00:00:00","modified_gmt":"2011-10-27T00:00:00","slug":"uudis-22033","status":"publish","type":"post","link":"https:\/\/www.ekfl.ee\/ru\/uudis-22033\/","title":{"rendered":"Eesti Kinnisvarafirmade Liit: eraisik vajab \u00fc\u00fcritulule maksuvabastust"},"content":{"rendered":"<p style=\"margin: 0cm 0cm 0pt\" class=\"MsoNoSpacing\"><span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">Eesti Kinnisvarafirmade Liidu (EKFL) liikmetest koosnev \u00fcmarlaud arutas 26. oktoobril toimunud koosolekul elamispindade \u00fc\u00fcrileandmisega seonduvat. \u00fcmarlaud leidis, et elamispindade \u00fc\u00fcrituru l\u00e4bipaistvuse suurendamiseks ja reaalse konkurentsi tekitamiseks tasub riigil kaaluda eraisikust eluruumi \u00fc\u00fcrileandjatele tulumaksuvabastust.<\/span><\/p>\n<p>&nbsp;<span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">&nbsp;<\/span> <\/p>\n<p style=\"margin: 0cm 0cm 0pt\" class=\"MsoNoSpacing\"><span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">&bdquo;T\u00e4nane eluruumide \u00fc\u00fcrileandmine toimib paljuski l\u00e4bipaistmatu eraisikult-eraisikule suunatud \u00e4rina,&ldquo; kommenteeris olukorda EKFLi juhatuse liige T\u00f5nu Toompark. &bdquo;L\u00e4bipaistmatus t\u00e4hendab n\u00f5rku v\u00f5i puuduvaid \u00fc\u00fcrilepinguid, ebakindlust nii \u00fc\u00fcrileandja kui \u00fc\u00fcrniku poolt ja mis siin salata &ndash; ebaausat man\u00e4\u00e4verdamist maksudega.&ldquo;<\/span><\/p>\n<p>&nbsp;<span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">&nbsp;<\/span> <\/p>\n<p style=\"margin: 0cm 0cm 0pt\" class=\"MsoNoSpacing\"><span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">Maksustamise m\u00f5ttes hallis tsoonis asuv \u00fc\u00fcrisektor annab olulise konkurentsieelise makse mittemaksvatele \u00fc\u00fcrileandjatele. EKFL teeb ettepaneku see eelis k\u00f5rvaldada ja anda eraisikutele eluruumidelt saadavale \u00fc\u00fcritulule n\u00e4iteks 10-aastane tulumaksuvabastus.<\/span><\/p>\n<p>&nbsp;<span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">&nbsp;<\/span> <\/p>\n<p style=\"margin: 0cm 0cm 0pt\" class=\"MsoNoSpacing\"><span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">&bdquo;Tulumaksuvabastus p\u00e4\u00e4rab ebaausa \u00e4ri konkurentsieelise tagurpidi. Tulumaksuvabastuse puhul saab eduseisu \u00fc\u00fcrileandja, kes on valmis s\u00f5lmima korrektseid \u00fc\u00fcrilepinguid ja liigutama \u00fc\u00fcriraha ausalt l\u00e4bi pangakontode,&ldquo; p\u00f5hjendas Toompark.<\/span><\/p>\n<p>&nbsp;<span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">&nbsp;<\/span> <\/p>\n<p style=\"margin: 0cm 0cm 0pt\" class=\"MsoNoSpacing\"><span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">Maksusoodustused v\u00f5imaldab \u00fc\u00fcripakkumisse tuua uusi kortereid ja seel\u00e4bi \u00fc\u00fcrisektoril laieneda. T\u00e4na kasutab \u00fc\u00fcripinda hinnanguliselt 15% inimestest, see number v\u00f5iks kasvada arenenud riikide suunas ja j\u00f5uda suurusj\u00e4rku 25-35%.<\/span><\/p>\n<p>&nbsp;<span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">&nbsp;<\/span> <\/p>\n<p style=\"margin: 0cm 0cm 0pt\" class=\"MsoNoSpacing\"><span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">Laiem \u00fc\u00fcrituru osakaal v\u00f5imaldab k\u00f5ikidele inimestele paremat eluruumi valikuv\u00f5imalust ja suurendaks t\u00e4\u00e4j\u00f5u mobiilsust. Laiem \u00fc\u00fcriturg hoiaks hinnad stabiilsed ja \u00e4ra j\u00e4\u00e4ksid igas\u00fcgisesed \u00fc\u00fcrituru mini-buumid.<\/span><\/p>\n<p>&nbsp;<span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">&nbsp;<\/span> <\/p>\n<p style=\"margin: 0cm 0cm 0pt\" class=\"MsoNoSpacing\"><span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">Ettepanek eraisikute \u00fc\u00fcritulu tulumaksuvabastuseks on ajendatud olukorrast, kus t\u00e4navu s\u00fcgisel on \u00fc\u00fcriturul pakkumisi ligi 30-40% eelmisest aastast v\u00e4hem. V\u00e4hene pakkumine on \u00fc\u00fcrihinnad viinud lakke ja raskendab eluruumide leidmist \u00fcksjagu. EKFL leiab, et Eesti majandusele ja kinnisvaraturule, mille osaks ka \u00fc\u00fcriturg on, on m\u00f5istlikum stabiilne ja etteprognoositav areng.<\/span><\/p>\n<p>&nbsp;<span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">&nbsp;<\/span> <\/p>\n<p style=\"margin: 0cm 0cm 0pt\" class=\"MsoNoSpacing\"><span style=\" : &#39;Times New Roman&#39;,&#39;serif&#39;;  : 12pt\">Eesti Kinnisvarafirmade Liit on kinnisvara vahenduse, arenduse, halduse ja konsultatsioonidega tegelevate \u00e4ri\u00fchingute \u00fchendus.
